So....you're considering purchasing real estate in the Flagler-Palm Coast, Florida area. Well, you're not alone. Chances are, you've already heard a lot about Palm Coast, or even know somebody who lives here! The secret's been out of the bag for a while, and it definitely shows with all of the new home construction and commercial growth taking place here. Did you know that Flagler County was designated as the #1 Fastest Growing County in the Nation for 2 years in a row? Wow! That's quite an accomplishment!
What makes Palm Coast/Flagler County so special, and why have so many decided to make it home? It depends who you ask! There's so much this area has to offer, and there's something for everyone. Some will tell you the more relaxed lifestyle and beautiful, park-like scenery enticed them. Others will say it's the fine area golf courses, the pristine, unspoiled beaches of the Hammock & Flagler Beach, or the miles of Saltwater Canals & Intracoastal which offer excellent boating/kayaking adventures & fishing.
And the old adage holds true....location, location, location! Palm Coast is conveniently situated between metro areas of Jacksonville and Daytona Beach on Florida's Northeast coast. It is only about an hour drive to Orlando's theme parks and attractions, and less than 1/2 hour to historical St. Augustine. (See Map)
But let's not forget Flagler's neighbors to the West, Putnam County , which is putting its own mark on the map these days. Relatively low prices and property taxes make this area an affordable investment or homestead. And you can still drive to the beach in less than an hour! The St. Johns River, various lakes, including beautiful Lake George and Crescent Lake, woods, open spaces, and quaint small towns make it a haven for nature-lovers, fishing enthusiasts, or folks just looking to escape the hustle and bustle of big city life.
Not that things aren't happening here though! The county seat, the city of Palatka, has recently given the green light for developers to begin work on a multi-million dollar St. Johns riverfront/downtown restoration project and a new riverfront condominium project. In East Putnam, just South of St. Johns County, a new 2,025 acre development named Mariposa is proposed, which would contain over 3,000 homes, plus schools, shopping, recreational, and medical facilities.
Construction has been partially completed on four-laning of S.R. 20, a major East-West highway--this will provide a continuous four-lane route connecting I-75 in Gainesville to I-95 near St. Augustine. Hwy. 20 runs through the heart of the Putnam cities of Interlachen & Palatka. There are also plans to four-lane Highway 17 from San Mateo, just south of Palatka, south to Crescent City and possibly, all the way to the Volusia County line.
New riverfront projects and subdivisions are under way in South Putnam County in the towns of Georgetown & Welaka. This scenic area along the St. Johns River is seeing the largest gains of growth in the county. The Putnam County Planning Commission & County Commission have tentatively approved Wal-Mart's request to build a new distribution & warehouse center in nearby Crescent City. If granted final approval, this will bring hundreds of new jobs to the area.
In addition to Flagler and Putnam County, I have listings in the St. Johns, Clay, Volusia, and Marion County areas. I also now service the Keystone Height/Melrose area, referred to as the Lake Region. Here, you'll find some of Northeast Florida's finest lakes, including the great Lake Sante Fe.
